THIS
SUBLEASE AGREEMENT ("Sublease") is entered into as of *****
by and between Access Corporate Accommodations ("Sublessor")
and Sample Person. (sublessee).
WITNESSETH
WHEREAS, Sublessor, as Lessee, entered into a master lease agreement
("Master Lease") with Woodway Square Apartments for the
rental of apartment units within Lessor's apartment complex located
at 1200 Winrock Blvd, Houston, TX 77057 or desires to
sublease to Sublessee those premises and upon such terms and
conditions as herein set forth in the "Master Lease". NOW,
THEREFORE, in consideration of the mutual covenants of the parties
hereto, it is agreed as follows:
1. Premises. Sublessor hereby leases to Sublessee the
following premises:
2. Term. The term of this Sublease shall be for a 5 month
period commencing on 10/31/01 and ending on 03/31/02.
In the event this is a month-to-month sublease, Sublessee may not
terminate except upon a THIRTY day prior written notice of intent to
vacate. A $500. deposit is required and will be applied to your
first month's rent. It is not refundable if you cancel this
reservation. Where pets are permitted, tenant will be charged a
$250.00 non-refundable pet fee. If there is evidence that the tenant
has had a pet in an apartment where pets are prohibited, the tenant
agrees to pay a $500.00 pet fee. Two sets of keys, gate cards and
garage door opener (where applicable) are to be returned at the end
of the lease. Tenant agrees to be assessed at the following rate:
set of keys - $32.50 each, gate cards - $50.00 each and garage door
opener $100.00.
3. Rent. Monthly rent shall be $ 2,149.00, payable in
full, in advance on or before the 31st day of each month commencing
on 10/31/01. All rental payments are to be made to Access Corporate
Accommodations and mailed to: 5120 Woodway, Suite 5026, Houston, TX
77056.
If any payment provided for in this Sublease is not paid promptly
when due or if any check offered in payment of rent or any other
charge is returned by the bank unpaid for any reason, Sublessee
acknowledges that Sublessor will incur a $75.00 cost in connection
with such late payment or returned check. Nothing herein contained
shall be deemed to constitute a waiver of Sublessor's right to
pursue any other remedy set forth in this Sublease or which may be
available to Sublessor by law if Sublessee shall fail to make any
payment herein when due or shall otherwise breach the terms of the
Sublease.
4. Move-in Payment Obligations. On or
before any move-in date, Sublessee shall pay to Sublessor the amount
of $ 2,149.00 rent due for the period of 10/31/01 through
11/30/01.

LIEU of a $500.00 security deposit, Sublessee authorizes Access
Corporate Accommodations to charge Sublessee's Visa ( ) Master card

incurred by Sublessee including, but not limited to, apartment
rental, toll and long distance charges, lock change, lockout
charges, lost keys or gate cards or damages occurring in the
apartment during actual occupied dates, and for any additional goods
or services requested and/or delivered to my apartment.
5. Authorized Occupants. Only the following occupants shall
be permitted within the apartment unit.
6. Liability and Master Lease. Sublessor is not responsible
for any injury, damage, loss or theft that may be caused to or by
any sublessee, personnel, their guest and affiliates. This shall
include, but is not limited to, personal and business property
located in a unit leased by a corporation, its affiliates or an
individual. Sublessee shall indemnify, defend, and hold Sublessor
harmless from and against all claims asserted against Sublessor by
third parties and/or employees arising out of or in connection with
the occupancy of the units within. In addition, a corporation, its
affiliates, and/or an individual that leases any of the units made
the subject of this Sublease will be responsible for any damage
and/or loss to any property, housewares, furnishings, and services
provided by Sublessor. Notification of any damage or loss will be
made immediately to the Sublessee and payment for the damage or loss
must be made to Sublessor within ten (10) working days. Sublessee
agrees that they will be fully liable for the full performance of
each of the terms and conditions of the Master Lease. In the event
of any changes in occupancy within any particular unit, Sublessee is
obligated to notify Sublessor in advance as to any such anticipated
changes.
7. Terms and Conditions: (a) Any payment rendered by Sublessor hereunder, must be made
in advance by Sublessee to Sublessor. (b) In the event Sublessee desires to relocate to another
unit within the apartment complex, cancellation notice and
relocation request should be made not less than 30 days in advance
in order to avoid the assessment of a penalty by
Sublessor. Should sufficient notice not be received from Sublessee
by Sublessor, any charges incurred by Master
Lessor will be charged to Sublessee. (c) A written 30-day notice to vacate is required on all
housing. Sublessee is responsible for all charges accrued for
30 days from the date of said notice, or until Sublessee vacates the
herein described premises and all keys and other
items provided by the Master Lessor have been returned to the Master
Lessor, whichever is longer. (d) If any unit is vacated prior to the agreed termination
date, the Sublessee is responsible for all contractual obligations
up to and including the specified date of termination. (e) Sublessee may not further sublet the subject premises. (f) Sublessee acknowledges the fact that this agreement is a
sublease and agrees to be bound by all of the house rules of
the Lessor, rules of the Lessor and acknowledges that copies of such
house rules have been supplied to Sublessee, that
the has read and understands them and agrees to abide by said rules. (g) No animal, bird or pet shall be kept on or about the
premises without Sublessor's prior written consent. (h) Sublessee agrees to vacate the apartment in the same
condition as it was upon move-in, except for reasonable wear.
Upon move-out, tenants will remove all their possessions, food items
and trash.
8. Furniture, housewares, basic cable, telephone and
utilities are included in the rental price. Maid service is
optional.
While this lease is supposed to begin on the Beginning Date, the
Management does not promise that the apartment will be ready and
available for the Residents on the Beginning Date. If the Residents
are not able to enter and occupy the apartment on the Beginning Date
because the apartment is not ready for occupancy, because a previous
resident has not yet moved out, or because of any cause reasonably
beyond the Management's control, then this Lease will not begin
until the Management determines the apartment is ready and available
for occupancy. No rent or other charges will be due from the
Residents until this later Beginning Date. and the Management will
not be liable for any damages to the Residents because of this later
Beginning Date.
Should the actual charges incurred by the Master Lessor or other
outside provider exceed the monthly allowance provided for above,
the overage will be billed to the Sublessee and is due and payable
within ten days of receipt of invoice. A copy of the original bill
will be provided to Sublessee upon written request to Sublessor.
Sublessee also agrees the signed facsimile copies of this Sublease
shall suffice as originals.
IN WITNESS WHEREOF, this Sublease is executed by the parties as of
the day and year first above-written.
